Changing inspection software

Switching From Another Inspection App?

PCRPro is a condition report app built by WA inspectors. It drafts notes from your photos, lets tenants respond with their own photos, and can import the reports you already have.

Designed by WA inspectors with 10,000+ condition reports behind them

Who PCRPro suits

  • Agencies that want condition reports done faster on site, with notes drafted from photos
  • WA agencies that want a tool built around the WA condition report process
  • Teams that inspect where reception is patchy
  • Agencies that want tenants to respond with photos and a signature online

What’s different about PCRPro

Write it yourself, or draft from photos

Inspectors can write every note by hand, just as they do now. Or they can photograph an area and have PCRPro draft the notes, ticks and item counts, then check and edit them. More on the AI

Final reports that start from the ingoing

Copy the ingoing report into the final, record what’s changed, then classify each issue as tenant cleaning, tenant damage, fair wear and tear and so on.

Designed by WA inspectors

Built by the inspectors at WA Rental Services. Each has more than 10 years in the field, and together they’ve completed more than 10,000 condition reports for WA rentals.

Tenants add photos, not just ticks

Tenants can attach their own photos and comments against any item, then sign. Their comments are kept separate from the inspector’s notes.

Works without reception

Capture the whole inspection offline and sync later.

State-based report wording

Report wording and the tenant review window follow the property’s state, across all Australian states and territories.

Switching without starting from scratch

  1. Talk to us about your portfolio

Tell us how many properties you manage and how your team is set up. Agency pricing is based on portfolio size.

  2. Set up your team

Add your property managers and inspectors with their own roles, so you can assign inspections and review reports before they go out.

  3. Bring across the reports you need

Upload an existing condition report as a Word or PDF file, including reports exported from other inspection apps. PCRPro extracts the property details, areas, items and condition notes into a draft report for you to review. Optionally, add a ZIP of photos named by area and they’re matched to the right rooms.

The import is AI-assisted, so check each imported report before relying on it.

  4. Run new inspections in PCRPro

Start new ingoing and routine inspections in PCRPro, and run final inspections against imported or new ingoing reports.

Reports your landlords and tenants can use

Download a formatted PDF or editable Word report, with or without photos, or email it from the inspection.

Switching FAQs

Can we import reports from our current inspection app?

You can import condition reports exported as PDF or Word. Each file becomes a draft report you review before using. This is a report-by-report import, not a bulk data migration, so let us know how many reports you need to move and we’ll talk you through it.

How is PCRPro priced for agencies?

Agency plans are priced by portfolio size, from around 50 to over 300 properties. Send an enquiry for a quote. Private landlords with up to 5 properties pay $29 a month or $288 a year.

How long does it take to get a team started?

New inspections work the way your team already does a PCR: areas, items, photos and notes, written by hand if they prefer. The AI drafting is optional, and the main new step is the tenant link. There’s in-app help and a guided tour, and we’ll help you set up your agency.

Will our tenants need to do anything different?

They get an email with a secure link and review the report in their browser. There’s no app to install and no account to create.

Can we run PCRPro alongside our current app while we switch?

Yes. Nothing stops you finishing open tenancies in your current system while new inspections start in PCRPro. When a tenancy you started elsewhere ends, import its ingoing report and run the final against it.
