Which plan is right for me?
One rental you manage yourself: Landlord ($119/year). Up to five properties: Starter ($29/month or $288/year). Property management agencies with 50 to 300+ properties: an Agency plan, priced for your portfolio, with multi-PM workflows and AI-assisted reporting — get in touch and we set it up.
Can we cancel at any time?
Yes, from the account page, with nothing further charged. Access continues to the end of the period already paid for — the month on Starter monthly, the year on annual plans.
What happens to our reports and photos if we cancel?
Nothing is deleted. The account becomes read-only for 24 months: your team can still sign in, open every report and download the PDFs and photos. Reactivating on the same account restores full access with everything as you left it.
Is there a limit on inspections or photos?
No. Plans are priced by the number of active properties only — run as many ingoing, routine and final inspections as you need, with no fixed limit on photos per report.
Do tenants need to install anything to review a report?
No. Tenants receive an email with a secure link that opens in any browser, where they can comment, add photos and sign.
Does it work offline?
Yes. In the iOS app an inspector can check a report out to the device, complete it without reception and sync it back later. AI drafting needs a connection, so it can be run afterwards.
How do agency plans and onboarding work?
Agency plans are set up with us rather than self-serve: we agree pricing for your portfolio size, send an invite link to create the account, and can include a trial period. Switching from another platform? We import your existing reports so inspections continue without a gap.
Is there a discount for paying annually?
Yes. Starter annual is $288 — about 17% less than monthly. The Landlord plan is annual only at $119. Agency plans can be billed monthly or annually by agreement.
