How PCRPro fits the WA condition report process

Under the Residential Tenancies Act 1987 (WA), the report is completed before the tenancy starts and goes back and forth within set timeframes. Here’s each step and what PCRPro does at it.

  1. Inspect before the tenant moves in

    Walk through room by room and record whether each item is clean, undamaged and working, with photos and comments where they’re needed.

    In PCRPro: each area comes with standard items (walls, floors, ceilings, fixtures, windows), each with Clean, Undamaged and Working columns. Take photos with the in-app camera and dictate notes instead of typing.

  2. Give the tenant the report within 7 days

    In WA the report has to reach the tenant within 7 days of them moving in.

    In PCRPro: send it from the inspection with one tap. The tenant gets a secure link by email and doesn’t need an account or an app. If you also need a document, download it as PDF or Word.

  3. The tenant reviews it and sends it back within 7 days

    The tenant agrees or disagrees with each item and adds their comments.

    In PCRPro: the tenant can comment on any item, attach their own photos and sign. Their signature is timestamped. A reminder goes out automatically before the link closes, and the link locks after 7 days. You can reopen it if you need to. You’re emailed as soon as they submit.

  4. Compare at the end of the tenancy

    The final inspection is checked against the ingoing report.

    In PCRPro: start the final report from the ingoing one, so every room and item is already there. Then, on the review screen, sort each change into tenant cleaning, tenant damage, fair wear and tear and so on.

WA condition report FAQs

Does PCRPro produce reports that meet WA requirements?

PCRPro is built around the WA process: Clean, Undamaged and Working columns for every item, the Residential Tenancies Act 1987 (WA) notes on giving and returning copies, and a tenant review window that follows the 7-day timeframe.

It isn’t endorsed by Consumer Protection WA, and the software doesn’t make a report compliant on its own. You’re still responsible for meeting your obligations, so check the current requirements with Consumer Protection WA if you’re unsure.

What happens if the tenant doesn’t respond within 7 days?

The tenant gets an automatic reminder before the link closes. Once the 7 days are up the link locks and the report stands as sent. If you agree to give the tenant more time, you can reopen the link from the inspection.

Can the tenant add their own photos?

Yes. The tenant can attach photos and a comment against any item they disagree with. Their comments are kept separate from the inspector’s notes and appear in the final report.

We do a lot of regional inspections. Does it work offline?

Yes. You can take photos and complete the inspection with no reception, and it syncs when you’re connected again. Drafting notes from photos needs a connection, so you can run that later from the car or the office.
